Checklist

For your peace of mind, use this check list, whether purchasing a condominium or house and land package to live in or as an investment in Australia.

1.

When will the development be completed and is it in writing? Has the developer completed any similar developments which I can inspect now?

2.

What is the developer’s financial situation? Ask for a copy of their Annual Report.

3.

If I want to resell my purchase one day, will the property I am buying appeal to owner occupiers? (Who forms the largest group of property buyers?)

4.

Is the person I am buying from working for the developer or is that person a real estate agent; do they have a long term or only a short term interest in selling to me; and who is responsible for the handover of the apartment on completion to ensure I get what I have contracted to buy?

5.

Will the development be totally brand new?

6.

Is there a maintenance warranty?

7.

Is the contract at a fixed price?

8.

Does the contract include detailed drawings and specifications about my apartment/house and land package and is carparking included?

9.

Am I only required to pay a deposit of 10% of the purchase price prior to completion? Where is the deposit held?

10.

Is there a town planning permit available and a copy included in the contract at the time of purchase?

11.

Who will manage the body corporate of the new development? Do they have a real commitment to my purchase, and what experience do they have? (Condominiums only.)

12.

On completion of my condominium/house and land package, will I receive a freehold title and certificate of occupancy at settlement?
